Once you've chosen the right bed for your space and budget, something that may be overlooked is the value of a mattress protector! People may think mattresses will last a lifetime but spills, stains and even bodily fluids will devalue the mattress over time.  Also, keep in mind your guests' judgment of how you handle cleanliness as health is uppermost in a traveller's mind these days.
